Walking thru the picturesque villages and looking at relaxed way of living it stimulates the fantasy of owning a property to experience the authentic Italian lifestyle. Although Italy is part of the European Union you will soon find out that the business culture is very different. Besides the complicated communication the rules and regulations are also very different compared to the rest of the EU. You can find a large amount of properties on our site. The selection of your ideal property depends on your personal wishes. We advise all our customers to visit the property before the purchase. Of course, we can send you pictures and movies but the love for a property begins in Italy. 

 

Our approach

We (Giovanni and Ilja) organize presentation sessions in which we explain the do’s and dont’s of buying realestate in Italy. We explain all the procedures and costs involved as well as how we can help you with your purchase. 

If you decide, you would like to see a property you can join one of our organized trips to Italy. 

We frequently go to Italy with a maximum of 10 potential buyers to view the different properties. 

We will create a visit schedule based on the buyer’s selection and criteria. During 3 days, you will be guided by us and our local partner to see the different properties that meet your requirements and budget. 

As you can imagine a lot of properties need restauration work. If you find a property of you interest Ilja will create a priority list with an estimated cost specification that includes all construction work that needs to be done to make the house habitable. 

Once you selected a property we will negotiate the best price and finalize the agreement for you. After signing the preliminary agreement and making the down payment we will investigate the ownership of the property and any mortgages that might be connected to the property. Different from other countries in the EU this research is crucial.  

If all property and ownership details are approved, we will schedule a meeting with a notary to finalize the transaction. 

 

Purchase costs

As you can see next to the price of each property we mentioned costs. The purchase costs of a property includes the following expenses: 

• Notary 
• Tax 
• Agent 
• Admin 

The tax is based on the value and classification of the property and can vary. Be prepared on total costs that can go up to as much as 50% of the purchase price on relatively cheap properties. Just as an example after purchasing our properties we paid: 

€ 22.000 purchase price 

€ 2.000 tax (9%) 

€ 100 fees 

€ 3.500 local agency fee 

€ 2.000 notary fee based on the value of the property. 

As we have different agreements with different local realestate agents you can also find some of our properties on other websites. Prices will not vary and purchasing your property through us of course includes our service level and easy way of communication. After you purchased the property you are not allowed to start restauration until you have applied restoration or building permit. This second phase of the purchase can be realized by Secondhomeinitaly.nl if required. In Italy you are obliged to involve a Geometra. A Geometra will guide the application process and represents the interest of both property owner as well as the local Government.  After approval of the application you are allowed to start but under supervision of the Geometra. 

As we understand that it is difficult to guide the entire process from a distance especially when the people involved hardly speak English we will guide you thru the entire process.

Some regions like Tuscany have developed an extensive tourism which we find not attractive. Discovering the pureness of Chieti and Campobasso combined with untouched nature resorts and a protected coastline has made our choice very easy.
